Solution:  We paid cash and were able to keep those tenants in place with the commitment that we would replace the roof upon closing and would hold off on most of the interior renovations needed until the tenant decided to move out of the house.

This was a great deal for us in a really good neighborhood. It will make a great rental property!

Problem:  The seller had the house listed on the MLS for over a year and had received offers but nobody could finance the property because of the poor condition of the house. 

Solution:  We paid cash and kept the long term tenant in place. Tenant allowed us to renovate the kitchen and bathroom which needed a lot of work.

This tiny 640 sq ft house had great bones in a neighborhood that is coming back. It was across from the community park and garden.

Problem:  Foreclosure, hoarder house, needed complete renovation.

Solution:  We were able to buy this property from the bank. 18 dumpsters of stuff were removed from this property! 

This was the first property we ever bought way back in 2003. It was a duplex that had been foreclosed. We bought it from the bank. We have rented it out ever since and it's been a great rental!

This house was the first one we did in a city a few hours away from where I was based. The house was in the back of a very nice historical neighborhood close to a University. Unfortunately it backed up to an elevated interstate which caused a lot of road noise. We did a cosmetic rehab and then sold it for not as much as we had anticipated because of the interstate.

This house got a new roof, new HVAC system, new kitchen, new bathroom, flooring, paint, landscaping. The free standing garage was falling down and unsalvageable. We had to tear it down completely.

This was the 2nd property we bought. It was a duplex with long term tenants in it. I still remember introducing myself to the tenants and having a meal with them. I managed these properties myself and remember really getting to know the sweet old lady that had a variety of random issues that we fixed for her.

We fixed it as soon as possible and then had to wait a year to get any insurance money because our insurance company went bankrupt during the 4 hurricanes of 2005.

This commercial investment consisted of two medical office buildings with a Davita Dialysis Center and two local medical tenants. 

While marketing the Davita Dialysis Center for sale, we ended up finding a buyer that was interested in both buildings for a premium.
