Deborah and her husband needed a quick solution for their problem property. She told us about the property, we made her an offer, they accepted, and then we closed four weeks later. 

The property came with tenants. We were able to keep them with the commitment that we would replace the roof upon closing and only do minor renovations inside until the tenants decided the were ready to move out of the house.

We ran into some title issues which delayed our closing by 10 days, but we worked with Deborah to solve that issue and get the deal closed.

This deal is a great example of how we're able to creatively solve issues and buy problem properties quickly.


Problem:  Quick and easy sale desired. House needed renovation with existing tenants in place. 

Solution:  We paid cash and were able to keep those tenants in place with the commitment that we would replace the roof upon closing and would hold off on most of the interior renovations needed until the tenant decided to move out of the house.

This was a great deal for us in a really good neighborhood. It will make a great rental property!


Problem:  The seller had the house listed on the MLS for over a year and had received offers but nobody could finance the property because of the poor condition of the house. 

Solution:  We paid cash and kept the long term tenant in place. Tenant allowed us to renovate the kitchen and bathroom which needed a lot of work.

This tiny 640 sq ft house had great bones in a neighborhood that is coming back. It was across from the community park and garden.


Problem:  Foreclosure, hoarder house, needed complete renovation.

Solution:  We were able to buy this property from the bank. 18 dumpsters of stuff were removed from this property! 

This was the first property we ever bought way back in 2003. It was a duplex that had been foreclosed. We bought it from the bank. We have rented it out ever since and it's been a great rental!


Problem:  Seller wanted to sell, but the property was in poor condition and the seller didn't want to fix it up. 

Solution:  Paid cash and closed quickly. 

This house was the first one we did in a city a few hours away from where I was based. The house was in the back of a very nice historical neighborhood close to a University. Unfortunately it backed up to an elevated interstate which caused a lot of road noise. We did a cosmetic rehab and then sold it for not as much as we had anticipated because of the interstate.


Problem:  Seller wanted to sell, but couldn't find a buyer. This property was a complete wreck and needed a top to bottom renovation. 

Solution:  Paid cash and closed quickly. 

This house got a new roof, new HVAC system, new kitchen, new bathroom, flooring, paint, landscaping. The free standing garage was falling down and unsalvageable. We had to tear it down completely.


This was the 2nd property we bought. It was a duplex with long term tenants in it. I still remember introducing myself to the tenants and having a meal with them. I managed these properties myself and remember really getting to know the sweet old lady that had a variety of random issues that we fixed for her.


We bought this duplex on the same street as the other one. We had a hurricane that did damage to the roof and both units had water leaks. We fixed it as soon as possible and then had to wait a year to get any insurance money because our insurance company went bankrupt during the 4 hurricanes of 2005.

This apartment tower was converting to condos. This was by far the nicest property we've purchased. Overlooking a lake, open water, and a marina. Beautiful view from the 6th floor!

This commercial investment consisted of two medical office buildings with a Davita Dialysis Center and two local medical tenants. 

The two buildings were on one land parcel. The plan was to subdivide the land parcel, sell off the Davita Dialysis as a Single Tenant Net Leased Investment, renew the two local medical tenants with 5-7 year lease terms, and keep that second building long term.

While marketing the Davita Dialysis Center for sale, we ended up finding a buyer that was interested in both buildings for a premium.
